Buying and developing your home

The Purchasing Process

Contact us for more information on your chosen properties and to arrange viewings!


Register your interest with us - at this stage your questions may be more specific and we can arrange any general or structural survey, land survey, and searches at the land registry. You will require a Codice Fiscale (similar to UK NI number) to purchase property, vehicles, etc. - This is a good time to apply for one and it can be easily obtained from the Italian Consulate in your area.


When you decide on a property, we can work on your behalf to reach an agreed price.


Then the owner submits a contract to you, usually in Italian. For a nominal fee you can get it officially translated at your local Consulate or translation service center, or we can arrange this for you. The contract will state details of Seller and Buyer, the property and land involved including excerpts from land registry, and the specifics of the contract: sale price, deposit to be paid and further payments to be made and when. The contract is signed by both parties and at this time the agreed deposit is paid. Further payment is made as agreed by contract.


Transfer of ownership takes place at the offices of an official Notary Public. The Notary will have a translator if required or you can have your own attend. The Notary will check the identity of both Buyer and Seller and ensure that you are all acting of your own free will. The Notary will also do a search on the land and property registry to ensure there are no encumbrances, and he/she is responsible for officially registering the sale and the new owners into the land registry. The final payment is due when signing the transfer of Deed: it can either be transferred previously to the Notary Public to hold until this time, or can be transferred directly to the Seller while showing proof of payment to the Notary.


Congratulations on your new HOME! Your Deed is issued by the Land Registry after approx. a month.

Developing Your Home

We can put you in contact with reputable architects, engineers, surveyors, groundworkers, contractors and certified skilled tradesmen local to the area who can show you a portfolio of their work and quote you directly for any requirement.


The process of significant development and restoration must be approved and signed off by the Local Council:


An application for works is submitted to the Local Council. They may require architectural drawings, structural calculations, land surveys or tests. At this point you can get quotes and finalize contractors. Once the application is approved, works can begin.


Any significant variations in works are resubmitted, and when work is complete the Local Council issues you a Certificate of Completion and amends the Registry. Any gas or electrical engineer who worked on your property will also issue Certificates of Compliance.
